The 210,000 SF LEED Gold Certified building is the home of the software giant, Tableau. Located on the north end of Lake Union and directly across from Seattle's famous Gas Works Park, the building’s HVAC system is primarily served by a single rooftop VAV air-handling unit serving fan-powered VAV's with electric heat. The building is also equipped with operable windows which allow the HVAC system to operate in a natural ventilation mode.

Cunningham Engineering performed a full building main mechanical retrofit of the existing DDC control system with its new industry leading Ethernet based Distech ECY control system. Main mechanical systems included building-wide built up supply-air system with associated building relief systems in the main mechanical room with a chilled water system being the main source of cooling for the building. Along with standard main mechanical control, CE also installed a fully integrated Acuity Light lighting control system. .

202 Westlake is a premier 6-story 131,462 SF office building with ground level retail and four levels of below grade parking located in the heart of South Lake Union. Cunningham Engineering served as the design build turn-key HVAC control contractor for both the Shell & Core and full building tenant improvement. The mechanical systems controlled via the Siemens Talon building automation system include:

  • Dual rooftop top AC units with a common supply air interconnecting duct, which allows flexibly to operate the units simultaneously and or independent depending on the buildings load conditions.
  • Floor x floor series fan terminal units with electric heat (175 zones total) that served the entire building’s office space.
  •  Floor x floor natural ventilation mode to allow daytime setback operation of common area series fan terminal units.
  • Closed loop condenser water system including a closed circuit fluid cooler with variable speed primary and backup pumps.
  • Retail level water cooled heat pumps with air-side economizers.
  • Condenser water system BTU measuring for all retail tenants.
